Modern render looks superb for the first few years and then, on a shaded or exposed elevation, starts to green. What you are seeing is algae — a living organism feeding on moisture held in the render's textured surface. North West rainfall, coastal humidity and north-facing walls create close to perfect conditions for it, which is why render cleaning is one of our most requested domestic services.

Render must never be pressure washed. Through-colour systems such as K Rend, silicone and monocouche rely on an intact, water-shedding surface; high pressure erodes that surface, drives water behind the system and can leave permanent banding no amount of subsequent cleaning will hide. We soft wash instead: a biocidal treatment is applied at low pressure, given proper dwell time to kill the growth at the root, then rinsed gently.

Because the treatment kills the organism rather than simply washing off what is visible, the result lasts far longer than a rinse. Most walls continue to lighten over the following weeks as residual dead growth weathers away. The same approach works on painted masonry, pebbledash, brick and stone, with the chemistry and dwell adjusted to the substrate.
